Short answer: a professional balcony clean in Toronto starts at $165 for a standard condo balcony up to 60 sq ft, and most people pay between $165 and $230. Here is exactly how that number is built, what pushes it up, and how to get your own price in about a minute.

The base price: $165 for up to 60 square feet

A typical Toronto condo balcony is 5 ft deep and 10 to 12 ft long, so 50 to 60 sq ft. For that size the deep clean is a flat $165 before tax. It covers everything on the balcony, not a menu of extras:

  • Windows and glass doors, inside the frame and out, streak-free
  • Railings: inside face, top rail and base, plus the outside face where it is safe to reach
  • Sills, screens and vents, with the tracks cleared
  • The floor, washed and scrubbed, drip-free
  • Outdoor furniture wiped down
  • A walk-through with your specialist before you pay

There is no travel charge inside the city and no minimum beyond the base price.

Bigger balconies: $1 per extra square foot

Above 60 sq ft the price goes up by $1 for each additional square foot. A few real examples from our bookings:

Add-ons that change the price

Three things are not part of the standard clean because most balconies don’t need them. You add them on the booking page, or ask your specialist on the day.

  • Spider proofing: $35 flat, any size. Webs and egg sacs cleared, then a pet-safe barrier treatment along the edges so they stay away for the season.
  • BBQ deep clean: from $95 for a standard two- or three-burner grill. Grates, burners and grease tray degreased, exterior wiped, lit and tested.
  • Pigeon droppings cleanup: priced on your quote. It depends on how much has built up. Specialists work in protective gear and sanitize every surface before the regular clean.

What does not change the price

Floor type doesn’t matter: concrete, tile, pavers or interlock are all the same price. Neither does the floor you live on, the condition of the balcony (a balcony that hasn’t been cleaned in five years costs the same as one cleaned last spring), or whether you have furniture. The only variables are square footage and the add-ons above.

How Toronto compares

Window cleaners who will do a balcony as a side job typically charge $100 to $150 and clean the glass only. Pressure-washing companies quote $200 to $400 and most won’t work in a condo at all, because running water over the edge breaks almost every building’s by-laws. A full balcony clean that covers glass, railings, tracks, floor and furniture, done with condo-safe equipment and a walk-through before payment, sits in the middle at $165 to $230 for most units.

When you pay

Nothing is charged when you book. After the clean, your specialist walks the balcony with you; anything that isn’t right is re-done on the spot. Then you pay by Visa, Mastercard, Amex or Interac debit. That is the Happiness Pledge, and it has been on every job since 2017.

Ways to pay less

  • Book with your neighbours. Four or more units in the same building on coordinated days get 10% off every unit. Ask your property manager, or become the building’s ambassador and earn a free annual clean.
  • Book early in spring. April slots are easier to get than May, and your balcony is usable for the whole season.
  • Keep the quote email. If you get a quote and don’t book right away, we send a reminder with a small discount a few days later. No pressure, but it is there.
